Yes, foreigners can actually buy houses in Portugal

No visa required. No residency requirement. No restrictions on foreign buyers at all. Portugal is one of the most open property markets in the world, and Americans, Canadians, Brits and Australians buy there every year.

You’ll need a Portuguese tax number and a local bank account. Both are straightforward, and most purchases complete within two to six months.

The hard part isn’t the paperwork. It’s finding the house.

Who’s behind Cheap Houses Portugal?

Hi, I’m Jesse. I run Cheap Houses Portugal with my partner and co-founder, Summer.

I grew up in Sydney, one of the most expensive housing markets in the world, where owning a house was never going to happen for me. Ten years ago I left to travel, and I’ve lived in quite a few countries since. It still amazes me that in Portugal you can buy a house for fifty thousand dollars.

We fell in love with Portugal. The stunning coastal towns, the rich history, and the friendly locals. Then I learned that foreigners can buy there with no restrictions at all, and I started digging into the market properly.

That’s where I hit a wall. The genuinely affordable places weren’t on the international property sites. They were listed in Portuguese, by private sellers, on local portals that most English speakers never find.

So we built a process to get past that. Every week Summer and I go through thousands of Portuguese listings between us, and shortlist the best houses in the best locations. The 20 that survive go out to subscribers every Tuesday.

If you’ve ever looked at house prices where you live and thought there must be somewhere better, that’s exactly why this exists.

What makes us different

Cheap houses in towns you’d actually want to live in

Search for cheap Portuguese property and you’ll find plenty of it. Roofless stone shells. Ruins down an unpaved track. Houses that are cheap for a very good reason, in places you’d never actually want to live.

We do the opposite. We start with ten of Portugal’s most liveable towns, places with supermarkets, restaurants, doctors and people around all year, and then we find the most affordable properties in them.

Common questions

How does it actually work?
Every week we scan the Portuguese-language listing sites that most overseas buyers never find, because they aren't in English and the best deals never reach the international portals. We focus on ten of Portugal's most liveable towns and pick the 20 best properties we find.

Every Tuesday those 20 land in your inbox, written up in plain English with the price and the location. Each one links straight back to the original listing so you can contact the seller directly, and we show you how to translate that page in one click. Every property is also pinned on your private map alongside everything we've featured before.
Can Americans actually buy property in Portugal?
Yes, with no restrictions. Portugal places no limits on property purchases by non-EU citizens. You'll need a Portuguese tax number (NIF), a local bank account, and a notary to complete the sale. The process typically takes 2–6 months from offer to completion.
Are these properties real? What's the catch?
They're real listings sourced from Portuguese private sellers and local sites. We cover all of Portugal, from the Algarve and Silver Coast to Madeira, the Azores, and the inland regions where the best value hides.

Being straight with you about what to expect: most of our finds are in villages and smaller towns, often within 20 to 45 minutes of the coast rather than on it. Truly beachfront properties exist but they're rare, and we include them when we find them. We note the condition clearly for each listing, whether that's move-in ready, light updating, or a structural project. Higher-priced picks tend to offer more space, better condition, or a stronger location.
Where in Portugal are these properties?
All across Portugal, including places most buyers overlook. The Algarve interior (Silves, Loulé, Monchique) sits far from the tourist-price coastline. Madeira has exceptional value for island living. The Azores are Portugal's best-kept secret for affordability. The Silver Coast (Caldas da Rainha, Óbidos, Peniche area) is 90 minutes from Lisbon. Central Portugal (Viseu, Fundão, Santarém) regularly has solid family homes at surprisingly affordable prices. We cover all of these every week, and always include the distance to the nearest airport.
What exactly do I get with a subscription?
One email every Tuesday with 20 new property picks. Access to the private Google Map with all current and past listings pinned. Access to the full archive of all past newsletters. Both the monthly ($9/month) and yearly ($79/year) plans include everything. The yearly plan just works out to 3 months free.
Can I cancel anytime?
Yes. Cancel from your billing dashboard with one click, no questions asked. You'll keep access until the end of your billing period.
